Welcome to the NOVA Military Real Estate Blog

A new home for market notes, PCS observations, and honest takes on Washington DC Metro real estate.

The Guides section on this site is where I publish the long, evergreen reference material — VA loan playbooks, BAH math, neighborhood breakdowns. This blog is different. It's where I'll post shorter, more timely notes: what I'm seeing this week in the Washington DC Metro, PCS trends, and the kinds of small observations that don't warrant a full guide but are still worth writing down.

What you can expect here

Three kinds of posts, roughly:

  • Market notes. Real, current numbers from the DMV — not recycled national headlines. When rates move, when inventory shifts, or when a specific submarket starts behaving differently, I'll flag it.
  • PCS & military moves. Season-specific advice for families relocating to Fort Belvoir, Quantico, the Pentagon, Joint Base Andrews, or NSA Bethesda — including timelines, temporary housing realities, and BAH considerations.
  • Honest takes. When I disagree with a piece of common advice, I'll explain why. No hedging, no fluff.

Why a blog, and why now?

The real estate market is moving faster than any guide can keep up with. Rates, appraisal behavior, inventory, and buyer psychology can shift in weeks. A blog gives me a place to stay current without rewriting the reference guides every time something changes.

If there's a topic you want covered — a neighborhood, a scenario, a question you keep hearing from friends — send it over. Many of the guides on this site started as a question from a client.
