How a VA Loan Assumption Works

VA loans are generally assumable, meaning a qualified buyer can take over the seller's existing mortgage — same balance, same rate, same remaining term. If the seller locked a low rate years ago, you get their rate, not today's. That is very different from getting a new VA loan, which is priced at current rates.

The catch is the equity gap. You're assuming the loan balance, not the purchase price, so the difference between the seller's remaining balance and the sale price has to be covered — cash, a second loan, or a combination. Balance and remaining term matter as much as the rate, which is why the actual loan terms need to be verified with the servicer before you commit.

You do not need to be a veteran to assume a VA loan, but you do have to qualify with the servicer on credit, income and DTI. A veteran buyer can substitute their own entitlement, which releases the seller's; otherwise the seller's entitlement stays tied to the loan.

A low rate alone doesn't make it a good deal. Evaluate the whole picture: the cash required, the monthly payment, the timeline, and the property itself.
