Finding these properties isn't always as straightforward as it should be. Assumable financing can’t be assumed purely based on the seller’s loan type. I estimated the custom search I’ve made for these listings to be over 90% accurate with FHA and VA assumable advertised listings – meaning there is an assumable note on the property for sale AND the seller is advertising willingness to pursue an assumption.

The timing is particularly interesting for VA buyers.

A lot of the 5% VA loans with relatively small equity gaps I was seeing last month didn't make much sense compared with simply getting a new mortgage.

With mortgage rates now around 7%, some of those same assumptions are suddenly much more compelling.

For example, taking over an existing VA loan at 5% can mean a substantially lower principal and interest payment than financing the same balance with a new mortgage today. The catch is that the buyer generally needs to cover the seller's equity in the property, and the existing loan still has to go through the appropriate assumption process.

That's why I don't think of an assumable home as simply a home with a low interest rate. The entire deal has to make sense.

You need to look at:

  • The existing loan balance
  • The existing interest rate
  • The equity gap
  • The monthly payment, including taxes and insurance
  • The assumption process and timeline
  • Whether the buyer qualifies
  • Whether the seller's VA entitlement is affected

I've now organized the live inventory so buyers can browse opportunities by Northern Virginia, Maryland, DC and individual local markets.

And because the inventory changes as homes come on and off the market, the page will continue to be updated in real time.
